38th Avenue Forum

The City’s Department of Community Development is in the process of developing new mixed use zoning districts. 38th Avenue, between Sheridan and Wadsworth, is one of the primary areas envisioned for mixed use redevelopment in Wheat Ridge. The new zoning will be part of a larger planning effort, led by the City this spring and summer, to help guide the future of the corridor.  To learn more about the mixed use zoning project and give your input, please visit: www.wrmixeduse.com.

Input from property owners, business owners, tenants, and residents is crucial as we develop new zoning for the corridor. Please join the City and other partners, including Wheat Ridge 2020, for a meeting to learn more about the development.

Request for Proposals for Real Estate Professional Services Team

Wheat Ridge 2020, Inc. (WR2020) and Pillar Property Services, LLC (Pillar) are preparing programs in anticipation of federal Neighborhood Stabilization Program (NSP) funds from Jefferson County and the State of Colorado. WR2020 and Pillar will be operating programs to acquire, renovate and resell foreclosed single family homes to low and moderate income buyers in Wheat Ridge, Lakewood and Arvada.

Collectively, about 21 properties, (about 7 per community) will be renovated.  WR2020 will be operating exclusively within Wheat Ridge while Pillar will administer the program on behalf of Lakewood and Arvada.    Pillar and WR2020 are in need of specific professional services to assist in implementing their respective programs.  WR2020 and Pillar are circulating Request For Proposal’s (RFP) jointly for the following services: home appraisals, home inspections, home renovation estimating and renovation project management, and real estate brokerage. Wheat Ridge resident joins staff as Bookkeeper

Kari Kraayenbrink joined Wheat Ridge 2020 in January 2010 as the new bookkeeper.  She has over 10 years experience in small business accounting and office management.  She earned an associates degree in accounting from Lake Area Technical Institute in Watertown, South Dakota.

While Kari has held various accounting and office positions, she spent the last three years with SolSource, Inc., a renewable energy company where she was the accountant and solar rebate coordinator.  She helped the company grow from 3 employees to over 25 employees within those three years by setting up the accounting and office policies and procedures while managing the daily accounting activities.

Kari grew up in a small community in northeastern South Dakota where everyone was involved in making the community a better place to live.  When she moved to Colorado, she wanted to find a neighborhood where people felt the same way.  Kari lives in the Randall Park neighborhood of Wheat Ridge with her husband Kevin and their two boys, Traver & Carson.  They enjoy the parks & bike trails the City of Wheat Ridge has to offer.

Last Call for Participants – Winter 2010 Planning and Development Academy

WR2020 will be offering its fourth Planning and Development Academy starting in February.  The academy is open to Wheat Ridge residents and business owners and strives to give students an overview of the city planning and development processes.  There is no charge to participate, though donations are welcomed.

The academy consists of four classes and a field trip.  Since the curriculum is progressive we ask that students commit to attending 4 of the 5 sessions to graduate.  Graduation is held at a City Council meeting. Class dates are Tuesday evenings (2/2, 2/16, 3/2, 3/16, the field trip date will be set by the class) and will be held at the Wheat Ridge Recreation Center on Kipling.  Dinner starts at 5:30 pm, classes run from 6-9 pm.

City Boards and Commissions need volunteers
The City is recruiting residents wanting to participate in government by volunteering on the City’s Boards and Commissions. Applicants must live in the district for which they are applying and applications from interested residents must be submitted by February 1, 2010.  WR2020 encourages its members to participate.  For more information, visit the City of Wheat Ridge website at www.ci.wheatridge.co.us.
BEST Workshop – Great ways to utilize your limited marketing dollars

WR2020 and City awarded grant for 38th Avenue market study

Wheat Ridge 2020 participated in the Community Revitalization Partnership Program December 2-3.  Through a partnership with the Colorado Department of Local Affairs (DOLA) and Downtown Colorado, Inc, a team of experts came in to help conduct a market study for 38th Avenue, Sheridan to Wadsworth.

Business, property owners, and residents participated in focus groups on the evening of December 2, 6:30-8:00pm.  On December 3rd, the DOLA and Downtown Colorado team presented preliminary findings in the City Council chambers.  A final report will be shared in early 2010.

The Neighborhood Revitalization Strategy and Comprehensive Plan call for a detailed look at 38th Avenue and this market study will help provide information to help guide our strategies and investments on the corridor.

Eastern Wheat Ridge Neighborhood Survey Underway
Wheat Ridge 2020, The City of Wheat Ridge Police Department, and LiveWell Wheat Ridge are partnering with residents, businesses, and the City to advance Wheat Ridge as a vibrant and sustainable community.  A Neighborhood Survey was mailed to current residents in Eastern Wheat Ridge soliciting input on a variety of topics including crime prevention, neighborhood information, neighborhood services, and general information on the residents in the survey area.  Results of the survey will help determine how we can better serve the Wheat Ridge neighborhoods with tools and incentives to enhance the neighborhoods.

Office Coordinator added to staff

Kim Snetzinger joined Wheat Ridge 2020 on December 1, 2009 as the Office Coordinator.  Kim is experienced in housing revitalization, community outreach, economic development, and higher education.  As the Office Coordinator, Kim is a first level of contact for many residents, business owners, developers, and other interested parties when they contact the office.

Kim spent the last three years with Northglenn Neighborhood Development Corporation where she worked to increase home values and a sense of community in Northglenn. Previously, Kim worked as an economic development professional with a metro municipality where she focused on business

outreach and support.  She is an active volunteer in her community and in the affordable housing industry.  She serves as a volunteer on several Housing Colorado committees and has recently been elected to the Northglenn City Council.

Kim has a Bachelor of Business Administration degree from Eastern New Mexico University and is currently pursuing a real estate license.  Over the years, Kim has taken several aviation business graduate level courses from Embry-Riddle Aeronautical University. She plans on obtaining a Masters degree in business, non-profit management, or community development in the coming years.

Annual Meeting election results and award winners

Thanks to the board members, elected officials and members who attended our 2009 Annual Meeting. The slate of nominees for the board of directors was unanimously elected. Congratulations to David Land-Closson, Carol Salzmann and Don Seyfer. Please congratulate them when you see them.

David Land-Closson is a Wheat Ridge resident. He was the first recipient of a WR2020 Frontyard Landscape Grant. He has also volunteered to help other recipients with their landscape plans as he is a professional landscape architect at Davis Partnership Architects.

Carol Salzmann is a Wheat Ridge resident. She is also the Executive Director and Vice President of the Lutheran Medical Foundation. Carol has represented the largest employer in Wheat Ridge on our board for the past two terms.

Don Seyfer is a Wheat Ridge resident. He owns Seyfer Automotive on Harlan in eastern Wheat Ridge and recently invested in major façade and sign improvements to his business. He has served two terms on the WR2020 board.

Wheat Ridge 2020 also recognized several people for their special service and dedication to Wheat Ridge 2020. Amy Dressel-Martin and Suzanne Teale were given the Behind the Scenes Award for their outstanding volunteer service and contributions to Wheat Ridge 2020. In addition, Brian DeLaet, the first Board President was recognized for his dedicated board service as he rotates off the board at this time.

Three board seats are up for election at the November 17th annual meeting for Wheat Ridge 2020. Our members (if you receive this email you are a member) vote on our board slate. Policy change progress with Comprehensive Plan and 2A & 2B
Thank you to all of our members and neighbors who gave input and advocated for the passage of the recently adopted Comprehensive Plan. The plan provides a progressive vision for Wheat Ridge that encompasses the goals of the Neighborhood Revitalization Strategy and identifies Wheat Ridge 2020 as a key partner in achieving the vision. Our compliments to the City Council, Mayor, city staff and citizens who worked so hard in achieving this key policy goal.

We also gave thanks for the passage of 2A & 2B in the recent city election. Wheat Ridge has now opened the door to conversation on appropriate development on the I-70 and Wadsworth corridors. While many market challenges remain, regulating height and density through the zoning code rather than the city charter in these urban renewal areas removes a technical barrier to investment and development.

Wheat Ridge 2020 would like to acknowledge and thank Wheat Ridge resident and University of Colorado – Denver graduate student Jennifer Walter for her help in creating educational materials on 2A & 2B and coordinating our educational forum.

Additionally, Wheat Ridge 2020 congratulates our newly elected and re-elected City Council members and Mayor. We look forward to working with you and existing Council members as we face challenges and respond to opportunities facing our community.

WR2020 and City awarded grant for 38th Avenue market study

Wheat Ridge 2020 is pleased to announce our participation in the Community Revitalization Partnership Program. The Department of Local Affairs has awarded the City of Wheat Ridge $3000 in matching grant assistance to help us pay for a team of experts to help in conducting a market study for 38th Avenue, Sheridan to Wadsworth. The team is coordinated by Downtown Colorado, Inc. and will be hosted by Wheat Ridge 2020 December 2-3. In preparation, we are surveying local businesses, property owners and customers along 38th Avenue to share information on what is currently happening in the local market. Business, property owners or customers who are interested may participate in focus groups on the evening of December 2. Please contact dbalkas@wheatridge2020.org to get more specific information on attending. There will also be a final presentation on findings December 3 and a report with implementation strategies.

Shop local and fill out a Passport for your chance to win

You may find yourself with shopping lists this time of year and we want you to start your shopping locally. Wheat Ridge business organizations have banded together to support
Passport to Wheat Ridge, a new “shop local” campaign that culminates with a prize drawing for shoppers and promotes the city’s businesses during the upcoming holiday shopping season.

“Beginning November 1, download a Passport to Wheat Ridge at www.ewheatridge.com or pick one up at designated locations. Spend a minimum of $5 at any Wheat Ridge business, have the merchant verify it on your passport and you’ll earn entries for a drawing of fantastic prizes,” said Loretta DiTirro, Enterprise Wheat Ridge President.

Each passport contains squares for eight businesses. Once completed, participants drop the passport at a designated location such as Wheat Ridge 2020. There’s no limit on the number of entries, and winners need not be present at the drawing to win. The campaign runs through 5 p.m. on December 31, with the prize drawing conducted at the Enterprise Wheat Ridge breakfast meeting on Tuesday, January 12, 2010.

Meet new WR2020 team members

Nancy Ford is a marketing research consultant and instructor of business and the fiber arts.  As an avid supporter of small business, she is currently enjoying her outreach to the Wheat Ridge businesses on West 38th Avenue.  When not working at Wheat Ridge 2020, she is writing a book on weaving and creating fiber art. Nancy was placed with Wheat Ridge 2020 through the Grow Your Own Employee program of the Jefferson County Workforce Center.

Sharon moved to Denver in early summer of 2009 from Tucson, Arizona, to be closer to the mountains for hiking and skiing.  She found herself in landing in Wheat Ridge and is now working with neighbors in targeted parts of Wheat Ridge to make community investments. Sharon was also matched with WR2020 through the Jefferson County Workforce Center.

Her background is in healthcare and marketing where she did clinical pathology analysis as a medical technologist, market research, business development and product management. Sharon has a Bachelor of Science in Business/Marketing from the University of Utah and a Masters of Business Administration from Norwich University.

Kat Ross, Office Assistant

Katherine Ross brings a wide range of work, educational, and life experiences. Her previous work associations include Centura Health, El Paso County, and UCCS.  She holds a degree in Fine Arts from the University of Colorado and a two-year degree in Computer Information Systems. Kat’s current artistic endeavors include creating vision and memory boards and writing personalized versions of Haiku.  She also enjoys hiking, biking, horseback riding, bowling and attending cultural events.

Kat was placed for training with WR2020 through the Senior Community Service Employment Program.

We hope you will join us in welcoming these talented ladies to the Wheat Ridge 2020 team.

2A & 2B victorious in Wheat Ridge election

Wheat Ridge voters passed 2A & 2B ballot issues in the 2009 election.  Wheat Ridge 2020 had resolved to support these measures and educated members and voters about them.

“We are pleased that 2A & 2B were passed by Wheat Ridge voters,” said Britta Fisher, Executive Director of Wheat Ridge 2020. “Regulating height and density through the zoning code rather than through the city charter puts us in line with other municipalities and opens the door for conversation on appropriate development in key urban renewal areas.”

Fisher remains optimistic but also notes that the current market conditions make it difficult to attract investment. Fisher continued, “It is up to all of us, as citizens, to advocate for development and investments that are appropriate for our community and will move us forward in becoming a sustainable city.”

Wheat Ridge 2020 thanks all of their members and the community for passing these positive next steps in moving Wheat Ridge forward as a vibrant and sustainable community.

Wheat Ridge 2020 Supports Issues 2A & 2B

Wheat Ridge voters have received their mail-in ballots for the November 3rd election. Wheat Ridge 2020 is supporting local ballot issues 2A & 2B. Yes votes on 2A & 2B represent important steps in removing regulatory barriers as described in the Neighborhood Revitalization Strategy. 2A & 2B identify locations where the city would like to regulate height and density through the zoning code, rather than the city charter, to encourage investment and development in key business corridors.

Most municipalities regulate height and density through the zoning code.  Having height and density restrictions in our city charter makes it difficult to do the work of Wheat Ridge 2020 and to attract a broad range of economically stimulating and sustainable development to our key commercial corridors. Regulating height and density through the zoning code provides a predictable process for citizens as well as developers and investors and opens the door for conversation on appropriate development.

If you are interested in talking to your neighbors about the importance of passing 2A & 2B, we have many 2A & 2B brochures for you to hand out.  Please stop by the Wheat Ridge 2020 office, 3798 Marshall Street, to pick some up or call us at 720-259-1030 and we will drop some off to your house.

As a non-profit organization, Wheat Ridge 2020 may take positions on issues that are related to our mission, advancing Wheat Ridge as a vibrant and sustainable community. We never take any positions on candidates for political office. On August 25, the Wheat Ridge 2020 Board of Directors passed a resolution supporting 2A & 2B.

Successful forum showcased health reasons for passing 2A & 2B

Wheat Ridge 2020 and LiveWell Wheat Ridge hosted a forum on how the built environment of our community impacts our individual and community health.  Dr. Sandra Stenmark, Physician Lead for the Community Healthy Initiative and Pediatric Wellness Program of Kaiser Permanente, shared sobering statistics on the deterioration of our health and the rise of obesity utilizing national and local indicators. Jessica Osborne, Active Community Environments/Physical Activity Coordinator of Colorado Physical Activity & Nutrition Program for the Colorado Department of Public Health And Environment, showed pictures from other communities sharing similar struggles to Wheat Ridge and their plans to add vibrancy to commercial corridors in decline.  She encouraged us to address underlying structural issues, like those addressed in 2A &2B, to create a healthier built environment for our community.

WR2020 seeking to fill team positions – Bookkeeper and Office Coordinator

Wheat Ridge 2020 is hiring two part-time positions to join our team.

Office Coordinator – part-time employee – 16 – 20 hours per week providing basic office assistance, filing, and team support.  Key qualifications include familiarity with Office 2007, electronic filing systems, strong writing and communications skills and friendly customer service experience.  Hourly range $12-$16 based on qualifications and experience.

Bookkeeper – contractor or part-time employee – approximately 20 hours per week providing data-entry, payroll, and accounting for over $2M annual budget with 100 transactions monthly. Must have non-profit experience, Quickbooks proficiency, experience with accounting for real estate, and attention to detail. Hourly range $15-$18 based on qualifications and experience.

Wheat Ridge 2020 selects Britta Fisher as Executive Director

After a thorough search process, Wheat Ridge 2020 is pleased to announce Britta Fisher has been selected as the next Executive Director for the organization. Britta is a familiar face for Wheat Ridge 2020 as she has been on staff for over three years in the roles of Director of Community and Small Business Development and Interim Executive Director.

“Britta has capably handled the transitional issues of the interim period. We look forward to her continued leadership in executing our strategic plan and moving Wheat Ridge 2020 forward,” said Denise Waddell, President of the Wheat Ridge 2020 Board of Directors.

Fisher has a background in non-profit management, including work for housing and community development organizations. She was previously the Executive Director of an affordable housing nonprofit and has experience in fundraising, managing government contracts and grants, and communications. Britta resides in the Randall Park neighborhood of Wheat Ridge with her husband Ryan.

“I am privileged to have a job serving my neighbors and local businesses. My goals include rebuilding the movement of citizens and business owners that first attracted me to Wheat Ridge 2020 when I was a volunteer,” said Britta Fisher. “It is our shared responsibility to help Wheat Ridge improve and thrive and I want Wheat Ridge 2020 to be a resource and catalyst for all who want a vibrant and sustainable community.”

Board Member Nominations and Applications due by October 12

Three board seats are up for election at the November 17th annual meeting for Wheat Ridge 2020. The Nominations Committee is accepting Board Member Applications from those interested in serving on the Wheat Ridge 2020 Board of Directors. Terms are two years in length. If you have questions about what is involved in board membership, please call the office at 720-570-3481 or talk to a current board member.

The current strategic plan for Wheat Ridge 2020 involves the following key areas:

  • Encourage Business Development
  • Concentrated Community Investment
  • Policy & Regulatory Change
  • Organizational Development
